метод, который, в рамках доходного подхода, часто применяется в оценке таких объектов имущества, как гостиницы, театры, кинотеатры и парки автофургонов. Он основан на счетах бизнеса, проводимого в этих помещениях. Из всех доходов вычитаются все соответствующие затраты, такие, как расходы на производство, издержки привлечения денег в долг и амортизация; остаток делится между «долей съемщика» и величиной аренды. Если требуется капитальная стоимость, ее затем можно рассчитать, применив коэффициент капитализации.
